  • A112 Course

    This timely course examines the history and impact of bias in real estate valuation and its intersection with federal fair housing laws. Participants will explore how past practices such as redlining and restrictive covenants continue to shape today’s markets and learn how to recognize and mitigate bias in appraisal assignments. Through real-world examples and case studies, the course reinforces compliance with USPAP, the Fair Housing Act, and related regulations promoting objective, equitable, and ethical valuation practices.

  • Instructor:  Dennis Badger

    Dennis Badger is a Certified General Real Property Appraiser who resides in Kentucky and has appraised and reviewed appraisal reports for a variety of residential, agricultural, commercial, industrial, and special purpose properties since 1989. From 2013 to 2023, he served as the Chief Appraiser for Farm Credit MidAmerica where he led the appraisal function and ensured regulatory compliance. He currently serves as the President of Dennis Badger & Associates, Inc. where he provides real estate appraisal and review/investigative services as well as training for appraisers and appraiser regulatory agencies. Dennis has co-developed and/or instructed numerous investigator training courses for the Association of Appraiser Regulatory Officials (AARO), The Appraisal Foundation (TAF) and the Council of Licensure, Enforcement and Regulation (CLEAR). He received a Bachelor of Business Administration (BBA) with a real estate major from Eastern Kentucky University and is a Certified USPAP Instructor by the Appraiser Qualifications Board (AQB). Dennis also served as a board member for the Appraisal Standards Board (ASB) of TAF from 2011 to 2014.
  • 7 CE HOURS

  • EXAM information for trainees; exam is NOT required if you already have a license
    There is an optional one-hour exam associated with the A112 course.
